On behalf of the 49ers Homeowners' Association, welcome to our community website!
We believe 49ers is a unique residential area that we all enjoy calling home. In addition to being nestled in a mesquite grove and on a beautiful golf course, there is an old-fashioned and rare sense of community here.
To give you some history, the subdivision and property on which the golf course is located were platted and recorded in 1960. The CC&Rs that you received from your title company when you purchased your home were recorded into public record in 1961. In general the CC&Rs explained the developer's plan for the property and established some general guidelines for residence construction. By 1963 there were 16 homes in the community. There are 326 lots in 49er Country Club Estates and most of those lots now have homes on them. There are also four other additional neighborhoods in this area-43 residences in 49ers Guest Ranch, 17 in 49ers CC Estates II, seven in 49er CC Estates III (has their own Board), and four in the Lakes area. All neighbors are welcome to join the Estates HOA and all are welcome to meetings and activities, whether an HOA member or not. HOA members elect the Board of Directors that serve voluntarily.
In recent years the Association has concerned itself with successful flood abatement initiatives, road/transportation improvements for the community, security issues, community zoning issues, extending the CC&Rs to the year 2030, and social activities. The HOA regularly sponsors social activities, Adopt-A-Road program, community yard sales, and land stewardship and tree trimming along Tanque Verde Rd. The Board meets regularly to focus on issues brought to its attention, and holds an annual “State of the Association” meeting for homeowners each January. HOWEVER, you don't have to wait until our next meeting if you have a concern or thought to share or an activity you would like to join or initiate! Simply e-mail a member of your Board!

The Board meets monthly, on the second Monday of the month. Meetings take place at the Club House and are open to all neighbors. Volunteers are always welcomed to be involved with neighborhood activities.
The Board conducts an Annual Meeting in January. Notice of this meeting will be mailed to you and posted on this website.
The purpose of the Annual Meeting is to elect new Board Members and discuss neighborhood updates, concerns and ideas. Paid HOA members elect Board members.
Before you embark on your next home improvement project, the Forty Niners Country Club Estates CC&Rs require that any owner planning an EXTERNAL change i.e. an addition, new structure, or any other type of remodeling to their home must first obtain approval from the Independent Architectural Review Agent before construction begins.

The 49ers community consists of: (1) Forty Niners Country Club Estates, (2) Forty Niners Country Club Estates II, (3) Forty Niner Country Club Estates III, (4) Forty Niners Guest Ranch Estates, and (5) Arbor Vista..
The largest of the residential entities is Forty Niners Country Club Estates consisting of 326 lots. Lots 1-326 are subject to the recorded CC&Rs of the subdivision and owners of these lots are eligible for membership in this homeowners association. A handful of these lots are not suitable for construction due to their location and changes in Pima County regulations.
Lots 1-12 on 49er Fairway Lane are subject to additional CC&Rs and mandatory membership in a small homeowners association that maintains their private road and security gate.
Forty Niners Country Club Estates II is a subdivision of 17 lots in the northeast corner of the community. This area is located generally on the east side of Fennimore Ave north from 2020, on Fennimore Court and on Gold Pan Court. Owners are subject to specific CC&Rs for that subdivision and a separate homeowners association is also provided for in their CC&Rs.
Forty Niners Country Club Estates III is the newest area of our community. This 7-lot addition is located on Soldier Trail, around the 10th, 11th & 18th fairways. These lots were platted in 2004 and offered for sale in 2006. Six of these seven lots are available for custom homes.
The Forty Niners Guest Ranch Estates consists of 43 residences which are a mixture of town-homes and single family residences. The Guest Ranch occupies the area south of Forty Niners Drive as well as those single family residences on the east side of Soldier Trail from the wash north to Forty Niners Drive, on the west side of Forty Niners Drive from Fools Gold north, and Fools Gold Circle. Owners are subject to specific Guest Ranch CC&Rs and mandatory membership in the Guest Ranch Homeowners Association. Residents receive our newsletter as a courtesy.
Arbor Vista consists of 60 lots on the northeast area located at Tanque Verd and Wetmore Road.
